Project size drives how much coordination is involved. A single-bathroom remodel and a whole-basement build take very different amounts of my time — charging a flat rate would either overcharge small projects or undersell big ones. Around 10% of total budget is the industry norm for owner's-rep work and keeps incentives aligned: a well-run project saves you more than the fee.
